The site at Tregoniggie fronts the highway but has lain undeveloped after the rest of the industrial estate has been completed. The site previously benefited from a planning consent for work/live units, but this scheme never materialised.

Subsequently the site was sold and the new owner commissioned CAD Architects to explore other commercial opportunities, in particular office accommodation.

This commercial architecture scheme as drafted has planning consent and the building design consists of an A Class Use retail ground floor with three floors of office use over, along with 150 car parking spaces.
