THE PROJECT

New Build Dwelling
Location: Constantine Bay, Cornwall

A Contemporary Coastal Home
This new four-bedroom family home sits within the established village of Constantine Bay, set within the grounds of an existing property and surrounded by a mix of traditional and contemporary homes. The site benefits from distant views towards the coast and an established landscape of mature hedges, Cornish walls and garden boundaries.

Our involvement covered Stages 1–5, from the initial brief and site appraisal through to planning, detailed design and construction. The design responds to the coastal setting and surrounding village while creating a contemporary home with a strong connection to its gardens and views.

Responding to the Site
The house has been carefully positioned within the existing site, making use of the established access and retaining a strong sense of enclosure. The principal living spaces face south towards a generous private garden, with large openings creating a direct connection between the kitchen, living areas, patio and garden.

At first floor, a separate sitting room takes advantage of longer views towards the north and north-west, while the arrangement of bedrooms has been carefully considered to maintain privacy and minimise overlooking of neighbouring properties.

A House with Character
A series of double-height spaces gives the interior a strong architectural identity. The kitchen forms the heart of the home, rising through two storeys to create a generous and light-filled living space. A double-height staircase void and connecting bridge provide visual connections between the levels and create a distinctive focal point within the house.

The result is a flexible family home that combines generous shared spaces with quieter areas for retreat and privacy.

Materiality & Coastal Character
The material palette draws from the established character of Constantine Bay, combining natural slate, stone and rendered walls with contemporary aluminium windows. A coastal blue/grey finish to the windows provides a subtle reference to the surrounding landscape, while the restrained palette allows the form of the house to remain the focus.

The pitched roof and traditional materials give the dwelling a familiar relationship with its surroundings, while the detailing and internal spaces establish a distinctly contemporary character.
